All San Diego sellers that are looking to make a sale want the same things. They want their house to be sold as fast as possible, but they also want to get as much money as possible. Unfortunately, these two goals do not always align.
Despite San Diego sellers’ best intentions here are five ways to screw up a home sale.
Open House Presence
Not only should San Diego sellers leave during an open house, but they should leave for all showings that are scheduled. Some San Diego sellers think they will be helpful to the process if they are available to answer any questions. Instead, they are stopping the the showing from flowing in a fluid manner and they are making the potential buyers nervous.
The Wrong Updates
Homeowners often start renovation projects or update their home to sell. While it can help the home appear to be newer and may attract the eye of a buyer, it will not necessarily increase the home’s value in many cases.
The thing to remember about costly updates is that the buyer may not like them and they may end up taking them out once they move in. Everyone has different tastes in a house and buyers are not going to be impressed by costly updates that they will want to remove.
False Information
San Diego sellers should never agree to update or fix something unless it will be done before the house is on the market. Once buyers walkthrough the home, do not try to sell the house by promising to fix the many broken things that they notice as they walkthrough. A smart buyer will put the expectation that it will be fixed in their offer and the seller must follow through on that. Otherwise, they may either lose the sale or the buyer will want major credits to pay for the repair once they move in.
An Unclean House
When preparing to sell, most San Diego sellers declutter and clean. They will leave their home looking shiny and new. A photographer may be hired and wonderful photos are taken to advertise the house. Then the sellers slowly stops cleaning, leaving the house a disaster for walkthroughs.
It is understandable that there will be a little clutter and untidiness as San Diego sellers live in the home, but it should stay as clean as possible. A seller must try to stay on top of their cleaning routine so they can let a buyer walkthrough at a moment’s notice.
Not Accepting a Good Deal
No one likes working with San Diego sellers who continuously turns down a good deal. Buyers who are offering fair prices are not going to come back with a higher offer if the house is not worth it. Do not make the mistake of holding out for the buyer who is willing to pay more, because they may not come along.
When the offer is good, be sure to accept it and take a small cut in price.
San Diego sellers are looking out for themselves in a transaction. Their real estate agent is also looking out for their best interest. While homeowners do not always see eye to eye with their agent on subjects like price or cleanliness, their ultimate goal is to sell the San Diego house.
