Selling a San Diego house isn’t just about making money. While that might be your end goal in the process, there are expenses that you are going to come across throughout the journey. You don’t want to be surprised by these expenses when they come.
Instead, do your research from the start so you know what to expect and how much money you are going to need throughout the process. This will help you know how much you can walk away with in the end when selling a San Diego house.
Commission
The biggest expense that most San Diego sellers face is the commission on the sale of the house. The average commission is 6 percent. This percentage is split between your agent and the buyer’s agent.
While you may not like the idea of paying this large of a percentage this is how real estate agents make money. They don’t receive a paycheck, which means this is how they are compensated for all the work they did to help get your house sold.
Closing costs
Outside of the commission, there are also fees that you will have to pay at closing. Buyer’s pay the majority of the closing costs in a standard San Diego real estate transaction. However, sellers are still responsible for some.
These costs add up to roughly 2 percent of the price you are selling your San Diego house for. These fees include things like your portion of the HOA, water and sewage bills, and property taxes based on the date that you are closing.
Maintenance and repairs
There will be some repairs and updates that you will most likely want to make when you are getting ready to sell your San Diego house. Then there could be some repairs that the buyer requests you do complete after they have their home inspection.
Having a repair budget that makes sense is important when selling a San Diego house. It can be helpful to do your research to see what buyers in the market are looking for. To get a feel for what features are selling, attend local open houses that your “competition” are hosting. By walking through the homes and hearing what features potential buyers like (or what questions potential buyers are asking) you can dial up your plan.
That being said, you also do not want to offer updates that are not inline with the rest of the neighborhood. If you add a number of designs and features that puts your home as the most expensive in the area, you will find that it could be difficult to actually sell it.
While you don’t want to make improvements that do not generate a solid ROI, you also don’t want to avoid making necessary repairs.
When selling a San Diego house, the best strategy is to prepare ahead of time for these expenses. Include them into your calculations so you won’t be caught off guard by them when they arise. Sometimes it can cost money to make money, but sellers will want to make sure that they are spending wisely.
