5 Things that Hurt Your Chance of Selling
Are you looking for the secret to getting your San Diego house to sell? Most San Diego sellers work hard at trying to figure this out. They want their house to sell right away and they want it to sell for the price that they want. They think if they can just figure out what that “one thing” is they will be able to move on to the next house in no time.
However, there is no “one thing.” Instead, there are lots of things that you need to make sure you handle in order to sell your San Diego house. Here are five mistakes you could be making.
-
Your house screams [fill in your name]
It may have taken you years to get your house exactly like you want it to be. But, now you need to quickly remove all those touches you worked so hard to make. This could mean repainting the walls, packing up your personal photos along with your shot glass collection. You goal is to depersonalize and make your house appeal to the masses.
-
Turning down showings
The key to selling your San Diego house is getting people to come look at it. This might sound like common sense, but there are plenty of sellers that turn away showings because it’s inconvenient.
We get it. It can be really annoying and overwhelming, but this is how you get your house sold. If you have a showing request, say “yes” unless there is a real, unavoidable reason that you can’t (something like you have the stomach flu and can’t get out of the house).
-
The colors are all wrong
If you painted a bright orange accent wall in your living room because you like to feel a pop of inspiration while you have your morning coffee, that’s great. But, you have no idea what your potential buyers are going to think about it.
You might find one that likes it, but you’re a lot more likely to find buyers that are turned off by it. They will just look at it and start thinking about how much work it’s going to cost to repaint that wall. And, when a buyer finds something like this that they don’t like they’re going to start looking a little harder in the other rooms too.
-
You haven’t taken care of the smell
There are a lot of bad smells that can make their way into a San Diego house – smoke, pets, trash, etc. Bad odors can be a bigtime deal killer for buyers who are afraid of what it’s going to take to eliminate the smell.
This is why sellers must clean up after your pets, avoid smoking in the house, and always make sure the kitchen and bathroom smells are under control. It’s worth your time and money to do things like clean the carpet, repaint the walls, and air out the house.
-
Trying to hide a problem area
The last thing you want is to look underhanded in your buyers’ eyes. If they can tell that you’re trying to cover up a problem area they are going to start digging deeper to see what else they can uncover.
Keep in mind that it’s better to be upfront about any problems. The reality is that they are likely to find it during the home inspection in the end and could walk away from your deal at that time.
Getting your San Diego house sold fast is a lot of work, but it’s worth it. The longer your house sits on the San Diego market the less likely you are to sell it without having to lower the price. Be prepared from the start to give your house the best chance of selling.
