How San Diego Sellers Ruin Their Own Sale
Attempting to sell a San Diego house is overwhelming. There are so many moving parts that San Diego sellers can let a few things fall through the cracks. Sometimes these forgotten projects can completely ruin the San Diego homeowner’s ability to sell the home.
San Diego sellers obviously do not want to make huge blunders that will turn off buyers. That goes without saying. Instead, plan for the big stuff and ‘wow’ those buyers right off the bat.
The Wrong Price
There is no way to trick a buyer into getting a San Diego house that is priced widely out of the correct range. Every buyer is armed with the power of the internet and a good real estate agent. The price of the home will be quickly compared to other comparable homes in the San Diego area which means that the buyer is going to avoid even looking at the overpriced home.
Many San Diego sellers think that updates and renovations are going to drastically change the price of the home. While some renovations can add values to the home, it is not nearly as much as what is being put in. San Diego sellers will be well served to keep in mind that the work that the homeowner put in on the property does not affect the value, only the finished product.
Do not price too high. In fact, it can be better to price too low if possible. A lower price is going to bring in more buyers. If it is a little lower than comparable homes on the market buyers may fight to get San Diego home sellers to accept their offer. This competition between buyers usually pushes the offers up until the homeowner is getting offers well above their original asking price.
Ability to See At the Street
So many San Diego buyers want to look at a house before they schedule a showing. People are not going to be driving by the house during their workday. They are going to be driving by in the evening or in at night when they have some spare time.
That means many buyer’s first experience with a house is a dark one. Homeowners have to have adequate lighting to show off the house at any time during the day. A porch light, some lighting by the driveway, and even reflectors by the mailbox can help the house stand out.
Outside Maintenance
San Diego sellers will want to be consistent with keeping up with maintaining the yard. This goes beyond mowing the lawn once in a while to keep the grass low. All weeds need to be pulled, flowers should be in sight, any trees and bushes need to be trimmed, and avoid having any sticks or leaves hanging out on the ground.
A homeowner needs to frequently walk through their yard to pick up anything that might have blown in. Leaves are common but garbage can also get pushed in during gusts of wind or by lazy neighbors throwing it out of car windows. If there is a pet in the home make sure any waste is cleaned up on a daily basis to avoid any lingering smells.
Some systems that run the home are located outside or in the unfinished portion of the basement. HVAC systems have to be maintained on a regular basis or they could break down. Always make sure that these systems are protected from extreme temperatures and poor weather.
To successfully sell a San Diego house, a homeowner has to think about the big picture. Letting maintenance go too long can turn off a buyer. Entice buyers by having a beautiful lawn and well-lit front yard. This will help to bring buyers in if paired with a fair price.
